The cheapest homeowners insurance in Georgia starts around $1,640 a year in 2026 published data, but three major studies named three different cheapest companies, each for a different house. And in a hail state, the cheapest quote on a house like yours is often cheap because of what it quietly stopped paying for. Here's how to tell the difference.

Quick answer

The cheapest homeowners insurance in Georgia depends on the house. In 2026 MoneyGeek named Auto-Owners at $1,640 a year for a $250,000 dwelling, ValuePenguin named State Farm at $1,770 for a $350,000 dwelling, and Insurify named Allstate at about $129 a month for $300,000. For a house like yours, the cheapest policy is the lowest quote at identical dwelling limits, deductibles and roof terms.

  • Three studies, three winners, three different houses.
  • The Georgia average sits near $2,640 a year at $350,000 of dwelling coverage (ValuePenguin).
  • Cheap home quotes often hide an actual cash value roof or a percentage wind and hail deductible.
  • All three published winners sell through their own agents or aren't one of our appointments. We explain what that means for you.

Do this: get a replacement cost estimate, confirm your roof settles at replacement cost, then price that exact coverage across several carriers. Cheapest only counts when the coverage matches.

Your renewal went up again and you want the cheapest homeowners insurance in Georgia. Fair enough. The trouble is that "cheapest" in home insurance is slipperier than it is anywhere else in personal insurance, because two quotes can look identical on the first page and pay wildly different amounts when hail comes through.

So this guide does two jobs. It shows you who the 2026 studies say is cheapest, with the house each one priced. And it shows you the three places a cheap Georgia home quote usually gets its savings, so you can tell a genuinely better price from a smaller policy. We're an independent agency with offices in Ringgold and Augusta, and we'll be plain about which of these insurers we can and can't place.

The three 2026 "cheapest" answers, and the house behind each

Who Has the Cheapest Homeowners Insurance in Georgia?

The short answer: Auto-Owners, State Farm or Allstate, depending on which 2026 study you read, because each one priced a different house at a different dwelling limit.

MoneyGeek's cheapest Georgia homeowners insurer was Auto-Owners at $1,640 a year, followed by USAA at $1,930, Travelers at $1,981, Allstate at $2,112 and Nationwide at $2,569. ValuePenguin's was State Farm at $1,770, then Auto-Owners at $1,954 and Alfa at $2,005. Insurify's was Allstate at about $129 a month. Same state, same year, three winners. For ratings rather than price, see Georgia's top-rated home insurers, and the car side in the 2026 Georgia car insurer ratings.

Even single publishers don't always agree with themselves. One national comparison site currently shows two different Georgia averages on the same page. That isn't carelessness so much as a sign of how sensitive home insurance averages are to the house being priced. The five hidden variables behind every average are laid out in how much homeowners insurance costs in Georgia.

Why Does Every Study Name a Different Winner?

The short answer: dwelling limit, deductible, home age and credit tier all differ between studies, and Georgia insurers weigh each of those very differently.

MoneyGeek's sample house is a $250,000 frame home built in 2000. ValuePenguin priced $350,000 of dwelling coverage. Insurify priced $300,000. That alone reorders the list, because some carriers are sharp on smaller, older homes and others on newer, larger ones. Add credit: in MoneyGeek's data, the cheapest carrier for below-fair credit wasn't Auto-Owners at all, it was Allstate at $1,935, with State Farm at $3,256. Change the credit tier and the winner changes.

That's why we attach the sample house to every number we publish, and why the only cheapest that matters is the one priced on your house. Our approach is documented in our rate and quote methodology.

When Is the Cheapest Home Policy the Wrong One?

The short answer: when the savings come from an actual cash value roof, a percentage wind and hail deductible, or a dwelling limit below real rebuild cost.

In our Ringgold and Augusta offices, when a competing home quote comes in hundreds of dollars cheaper, the difference nearly always lives in one of three places:

🏚️
Actual cash value roofThe policy pays your roof's depreciated value, not the cost of a new one. On an older roof that can be a fraction of the bill.
🌩️
Percentage wind and hail deductibleA 2% deductible on a $400,000 home is $8,000 for hail, not the $1,000 printed at the top of the quote.
πŸ“‰
Low dwelling limitToo little coverage lowers the premium and can shrink even a partial claim through coinsurance.
πŸ’§
Missing water backupSewer and drain backup is often an add-on. Cheap quotes frequently leave it off.
πŸ—οΈ
No ordinance or lawRebuilding an older Georgia home to current code costs more than the dwelling limit alone covers.
🧾
Lower liability$100,000 instead of $300,000 saves a little and exposes a lot.
Illustrative scenario (not a quote, not a real claim)

Two Columbia County homeowners, same $350,000 house, same 17-year-old roof. One takes the cheapest quote; the other pays more for replacement cost roof settlement and a flat $2,500 deductible. Hail takes out both roofs.

Cost of a new roof$22,000 Cheapest quote: ACV roof, 2% wind/hail deductible ($7,000)pays $5,900 Higher quote: replacement cost roof, $2,500 deductiblepays $19,500 Difference out of pocket$13,600

The cheaper quote saved about $260 a year. Figures are illustrative and depend on policy language, depreciation and local roofing costs.

Roof settlement terms are explained fully in the forces behind Georgia home rate increases. The short version: before you compare any two Georgia home quotes, find the roof settlement line and the wind and hail deductible on each, in dollars.

Which Georgia Homes Get the Cheapest Rates?

The short answer: newer roofs, good credit, no recent claims and inland addresses get the cheapest Georgia home rates from nearly every carrier.

Home profileDirectionWhat the data shows
Smaller dwelling limitLowerAt $100,000 dwelling, Travelers was cheapest at $948 a year (MoneyGeek)
Below-fair creditHigherCheapest was Allstate at $1,935; State Farm $3,256 (MoneyGeek)
Roof over about 15 yearsHigher or ACVOlder roofs attract higher rates and tighter settlement terms
Newer or updated homeLowerGeorgia rules bar insurers from using dwelling age alone without considering updated systems (Rule 120-2-66-.03)
Recent claimsHigherClaim count weighs more than claim size with most underwriters
Coastal countyHighestChatham, Glynn and Camden price named-storm exposure

That Georgia rule is worth knowing. Under Georgia Rule 120-2-66-.03, an insurer can't reject a home based on its age alone without properly considering updated mechanical and structural systems. If your 1985 house has a new roof, updated wiring and newer plumbing, document all three. It's the difference between being priced as an old house and a renovated one.

Is Home Insurance Cheaper in Augusta or North Georgia?

The short answer: Augusta runs near the state average in 2026 data, while north Georgia pricing leans heavily on roof age because hail is the dominant claim there.

ValuePenguin's August 2026 city data puts Augusta at about $2,691 a year on average, with State Farm cheapest there at $1,653, Atlanta at about $2,772 (State Farm $1,774) and Athens at about $2,407 (State Farm $1,646). Augusta absorbed heavy wind and tree losses from Hurricane Helene in 2024, which is why several carriers reshaped their appetite in the CSRA.

For Catoosa, Walker and Whitfield counties the story is hail and tornadoes rather than hurricanes. The April 27, 2011 EF4 tornado that struck Ringgold damaged or destroyed 75 to 100 homes, according to the National Weather Service. Up here, the carrier that will still write your roof at replacement cost is often the cheapest one that matters.

Which of These Insurers Can We Quote?

The short answer: Travelers directly, State Farm, Allstate and Alfa through partners, and Auto-Owners and Nationwide not at all, which is exactly why the published winners aren't the whole market.

Our direct home markets also include The Hanover, Cincinnati Insurance, Mercury, Universal Property, Homeowners of America, Orion180, American Modern, Foremost and American National. Several of these never appear in national rate studies, but they matter a great deal in Georgia because their roof-age and regional appetites differ from the big names. How Do You Find the Cheapest Home Insurance That Still Pays?

The short answer: set the coverage by rebuild cost and roof terms first, then price that identical policy across several carriers, then claim every credit.

Our line-by-line checklist is in how to compare home insurance quotes in Georgia.

  1. Get a replacement cost estimate. Rebuild cost, not purchase price or tax value.
  2. Decide your roof settlement and deductibles. Replacement cost roof if any carrier will write it; know your wind and hail deductible in dollars.
  3. Price that identical coverage across several carriers. Include regional property carriers, not just the national names.
  4. Raise the all-peril deductible only to cash you have. $1,000 to $2,500 is a meaningful saving in Georgia.
  5. Document updates and protective devices. New roof, wiring, plumbing, HVAC, monitored alarm, water sensors.
  6. Price the home and auto bundle both ways. See how to bundle home and auto in Georgia, and for the car side, Georgia car insurance costs by driver profile.
What changed in 2026

Georgia home premiums rose 8.6 percent in 2025 against 5.6 percent nationally, per ValuePenguin, and several carriers tightened roof-age rules after Helene. Since January 1, 2026, Georgia insurers must also give at least 60 days' written notice before non-renewing a homeowners policy, up from 30. If you received one, see what to do after a Georgia non-renewal.

When Does This Answer Change?

The short answer: whenever your house or situation sits outside the standard market the studies priced.

  • Your roof is old or you've had recent claims. Standard carriers may decline, and specialty markets price differently.
  • You were non-renewed. That's a placement problem before it's a price problem.
  • Coastal property. Wind deductibles and separate flood coverage change the math entirely.
  • You need flood coverage. It's never in a homeowners policy. See flood insurance pricing in Georgia.
  • The home is a rental. That's a landlord policy. See landlord insurance costs in Georgia.
  • High-value home. High-value carriers often beat standard ones on price and coverage above about $1 million in rebuild cost.
  • Manufactured or mobile home. A different product with different carriers.
  • No standard insurer will write the home. See the FAIR plan as a last resort.
  • You live in Catoosa County. See the best home insurance in Ringgold.

The Bottom Line

The cheapest homeowners insurance in Georgia in 2026 was Auto-Owners, State Farm or Allstate, depending on whether the study priced a $250,000, $350,000 or $300,000 house, with the lowest published figure around $1,640 a year. None of those studies priced your house, your roof or your credit.

In a hail state the cheapest quote is often the one that switched your roof to actual cash value or your deductible to a percentage. Set the coverage first, then shop it. We place 25 carriers directly, including regional property carriers the national studies don't cover, and we'll tell you when a company we can only reach through partners is the better answer.

Related questions

Is State Farm the cheapest home insurance in Georgia?

In ValuePenguin's August 2026 study it was, at $1,770 a year for $350,000 of dwelling coverage. MoneyGeek named Auto-Owners and Insurify named Allstate on different sample houses. State Farm sells through its own agents, so we can't bind it directly, but we'll tell you if it looks like your best option.

What's the cheapest home insurance in Augusta, Georgia?

ValuePenguin's August 2026 city data puts the Augusta average near $2,691 a year, with State Farm cheapest at $1,653. Your own cheapest depends on your roof, rebuild cost and credit, and Augusta carriers have shifted appetite since Hurricane Helene, so it's worth pricing several.

Does a cheaper home quote mean less coverage?

Often, but not always. Check the dwelling limit, the roof settlement basis, the wind and hail deductible in dollars, water backup, ordinance or law, and liability. If all of those match and the quote is still cheaper, the carrier simply prices your house better.

Why can't my agent quote Auto-Owners?

Independent agencies hold appointments with specific carriers, and Auto-Owners isn't one of ours. It appears in national studies because it's competitive for some sample houses. Our direct markets include regional property carriers that rarely appear in those studies but price many Georgia homes well.

Will an old house always cost more to insure in Georgia?

Not necessarily. Georgia Rule 120-2-66-.03 bars insurers from using dwelling age alone without considering updated mechanical and structural systems. A renovated older house with a new roof, wiring and plumbing can price far better than its build year suggests, but you have to document the updates.

Is the Georgia Underwriting Association the cheapest option?

Rarely. The GUA is Georgia's insurer of last resort for homes the standard market won't write. Its coverage is generally narrower. An independent agency should exhaust standard and specialty markets before recommending it.

Frequently asked questions

Who has the cheapest homeowners insurance in Georgia?

It depends on the house. In 2026 MoneyGeek named Auto-Owners at $1,640 a year for a $250,000 dwelling, ValuePenguin named State Farm at $1,770 for a $350,000 dwelling, and Insurify named Allstate at about $129 a month for a $300,000 dwelling. Each study priced a different sample house, so the cheapest insurer for you comes from pricing your own home at identical coverage.

How much is the cheapest home insurance in Georgia?

The lowest published 2026 Georgia figure at a realistic dwelling limit is about $1,640 a year (Auto-Owners, MoneyGeek, $250,000 dwelling and $1,000 deductible). At $100,000 of dwelling coverage, Travelers was cheapest at $948. The statewide average was about $2,640 a year at $350,000 of dwelling coverage in ValuePenguin's data. These are sample-house averages, not quotes.

Why is the cheapest Georgia home insurance quote sometimes a bad deal?

Because cheap Georgia home quotes often get their savings from terms that only show up at claim time: an actual cash value roof settlement instead of replacement cost, a percentage wind and hail deductible instead of a flat one, a dwelling limit below real rebuild cost, or missing water backup and ordinance or law coverage. Compare those line by line before price.

Can an independent agent get cheaper home insurance in Georgia?

Often, because an independent agency can price the same coverage across many carriers, including regional property carriers that rarely appear in national rate studies. Richard Johnson Group places 25 carriers directly and refers to partners for carriers that sell only through their own agents, such as State Farm and Allstate, when one of those looks like the better fit.

What makes home insurance cheaper in Georgia?

A newer or documented roof, good credit, no recent claims, an inland address, an accurate dwelling limit, a higher all-peril deductible you can afford, protective devices like monitored alarms and water sensors, and documented updates to wiring, plumbing and HVAC. Georgia rules also bar insurers from judging a home on dwelling age alone without considering those updates.
